The main project concept is to turn a common urban area into a well-designed environment, offering high quality of inhibition in each and every detail, where spaces are subjected to functionality and technologies while focused on the human presence and well-being.
A PLACE TO CALL HOME is a contemporary living area within one of the green and quiet suburbs of Sofia city. It is surrounded by the woods tranquility of Boyana district, while enjoying fast connectivity with the downtown. The location combines the three main quality-environment factors – southern exposition, panoramic views over both the mountain and the vast downtown area.

Architecture
A PLACE TO CALL HOME, community is situated in the Vitosha Mountain foothill, consisting of 34 semi-detached houses, clubbed in 6 separate buildings with 78 underground parking spots and flourished green over-ground common area. The absence of over-ground parking contributes to the maximum comfort of living in a park-environment.
The focus of the design concept, uniting all its elements, is the smooth visual connection among the buildings. It ensures the spacious, aerated and free for movement and communication environment. The exterior is flat, tight, and offers strict order, hosting the necessary functionality.
The detached houses are clearly defined by vertical elements, following the design rhythm. They have favorable orientation towards the mountain in the south and the downtown in the north. The facades are constructed with high-quality insulation and breathing plaster covering. The colors applied are not attention-seeking and synthesize smoothly white, gray, beige and wooden nuances.
Each house consists of three floors, with independent vertical utility systems. Between each two houses, there is a sound-insulation. The southern facades are glazed to the maximum extend, removing the visual border between the interior and the exterior and inviting the sunlight in the rooms.
The aluminum joinery of the windows has high temperature-and-sound-proof parameters. The sliding window shields are manually-controlled and positioned according to their owners’ needs. Their free horizontal movement turns the buildings into constant dynamic structures.
The community environment is innovative and offers unique shapes and spaces. The implemented materials are natural and assembled with attention to the detail. They contribute to the feeling of comfort and joy. Each house has its own backyard, richly planted and separated by a hedge with the neighbors. The vast common areas carefully planted with tall species give the feeling of a village residence.
The underground community parking offers spots for charging of electro mobiles.

All implemented construction materials are produced by premium manufacturers with the aim to secure durability, strength and high-level of inhibition comfort.

Constructions and finishing works
The chosen construction for the buildings is beamless reinforced-concrete monolith type.
The exterior walls are 25sm-brick built, with two layers of gypsum planes on the interior side and external temperature insulation ЕPS 10sm thickness, covered with silicone plaster in two colors (white for the vertical dividing elements and dark-gray for the rest of the façades).
The internal dividing walls between the detached houses are 25sm-brick built, with two layers of gypsum planes on the interior side and compact mineral cotton wool plates.
The interior walls in each house are made of double-stand metal-profile construction with two-layers of gypsum planes on the interior side, ensuring perfectly smooth wall surface
All bay windows and all terraces over inhibited areas are covered by temperature insulation ЕPS 10sm thickness.
The joinery is made of aluminum profiles and the glass railings give the feeling of a vast open space.
The sliding lamella-made window shields, letting the natural daylight or ensuring the comport of the shadows combine aesthetics and functionality.
Water supply and sewerage
The water supply system is assembled from polypropylene pipes that do not deposit scale and do not corrode. In the course of their exploitation those pipes do not change their section shape hence no water pressure changes can be expected.
The hot water is produced by individual thermo-pumps located on each house roof.
The sewerage pipes are noiseless. Their material and pipe structure, as well as assembling and strengthening methods allow minimizing the noise of the outflowing liquids. The whole community sewerage is connected to the town public sewerage system.
Electricity
The power used in each house is measured by main electricity distribution board, mounted on the side façade of each building.
Photovoltaic power “green energy” systems of 2 kWp will be mounted on each flat roof of the houses, procuring the necessary power in the daylight time. There is an option to sell the unused power to a local power merchant.
Heating, ventilation and acclimatization
Each house microclimate-controlling systems are high-tech, securing high-efficiency, power-saving and low-carbon dioxide-emissions. Each owner receives a guaranteed all-year-long comfort of living thanks to the individual heating/chilling installations (latest high-efficiency thermo-pumps). The external machines of the thermos-pumps are mounted on the roofs of the houses, while the internal parts are assembled under the second-floor staircase. A system of convectors, connected to those thermo-pumps, completes the indoor acclimatization.
Floor heating is available in each living room and bathroom. Each thermo-pump has in-built hot-water boiler.
On demand are available additional air-purification and controlling systems, procuring chosen air characteristics.
The underground parking has suction installation that discards the polluted air. The compensating fresh air comes in freely through the garage doors and specially designed shafts. In the case of an emergency or fire, signaled by the anti-fire system or manually, emergency suction and blower fans start in each separated zone on fire.
